I will claim to be the CD Expert on trailers, mobiles, manufactured, and modular homes. Every thread where the topic of factory-produced homes comes up the stories told are incomplete or include basic fundamental errors in misunderstanding. I have built mobile, manufactured, and modular homes, for about 20 years.
Was looking at a few tiny homes in Hendersonville NC. They are cute, lot rent is $675 a month which includes water, sewer,trash,lawn. The asking price is $149k, but there are others with an asking price of less.
- Although there is a lot of newer innovations, especially with solar and batteries, this movement for tiny stuff is just a rehash of the same movements in the past that brought you mobile homes. A lot of the problems and challenges faced then are the same, and so are the solutions, just spun more to appeal to yuppies.
Is the Tiny House going to be permanent/semi - permanent like ours is or do you want to use it to travel? If permanent/semi-permanent, factor in towing costs unless you have a truck sturdy enough to tow it. If you want to travel with it, definitely factor in a truck capable of towing the weight of the truck plus the Tiny House.
Here in Sammamish WA the smallest homes are rare, and 2,500 sf 3/2 on 10,000+ sf lot for about a million. The few new developments are over 4,000 sf and at $1.9 million or more. It makes no financial sense to build “starter homes” that are single family. The starter here is a condo, and even those will start at $800k.
The layout of the house is such that they were able to cram 3 bedrooms and 3 bathrooms into the tiny footprint with all the limitations that entails- the bedrooms and closets are small and a conversation on one side of the house can be heard on the other. But it's also amazing that we have 3 full bathrooms in such a small footprint.
Lake James: Not really developed at all except for the far east end. But development is coming quickly! Several miles from Morganton which is a small town. Nebo is tiny. Area immediately around the lake is quite hilly in the east to almost mountainous in the northwest. Mean lake depth: 46 feet.
Also, there are just too many Senior homes which may make it difficult for school budgets to pass. I am not at all into those cookie cutter communities with tiny patches of yard, but the choices seem rather limited if you want younger (under 25 yr) homes anywhere in NJ. We just sold our beautiful 45+ year old home and are taking in a loss.
