NAR released a summary of existing-home sales data showing that housing market activity this August declined 2.5% from July 2024. August home sales reached a 3.86 million seasonally adjusted annual rate. August sales of existing homes declined 4.2% from August 2023.
The methodology used in calculating existing-home sales statistics is simple. The monthly EHS economic indicator is based on a representative sample of 210 Boards/MLSs. The home sales data (raw data) is divided into four census regions: Northeast, South, Midwest, and West.
Total existing-home sales – completed transactions that include single-family homes, townhomes, condominiums and co-ops – descended 2.5% from July to a seasonally adjusted annual rate of 3.86 million in August. Year-over-year, sales retracted 4.2% (down from 4.03 million in August 2023).
The median existing-home sales price rose 4.4% from December 2022 to $382,600 – the sixth consecutive month of year-over-year price increases. On an annual basis, existing-home sales (4.09 million) fell to the lowest level in nearly 30 years, while the median price reached a record high of $389,800 in 2023.
In addition to NAR’s own existing-home sales and Pending Home Sales Index, other indicators such as new-home sales, housing starts, mortgage interest rates, employment, Gross Domestic Product and the Consumer Price Index are monitored by the Research staff.
The median existing-home sales price rose to $313,000 as of February, up 15.8% from one year ago. Median prices rose at double-digits across all regions, led by the West (20.6%), followed by the Northeast (20.5%), Midwest (14.2%), and the South (13.6%).
